Buying your first home is an exciting time, but it can often be daunting as there are many steps to take between having an offer accepted and holding the keys to your first home in your hand.

What you need to know about buying your first home

So, you’ve got your finance sorted and have found your dream first home, what do you do next?

Your estate agent may have preferred solicitors or conveyancers they would like you to use, but you can pick whoever you want to deal with your purchase.

Step 1
Call us for a no-obligation, personalised, fully-inclusive quote of our fees.

Step 2
Once you accept the quote, we will open your file and email you paperwork to sign up as our client and to do ID checks.

Step 3
We will order searches, these will tell you things about the house that you can’t know from looking at it, e.g. are there plans for a housing development at the end of the garden? The searches take around 2 to 3 weeks but can take up to 6 weeks.

Step 4
The seller’s conveyancer will send over a contract pack which we will go through and raise any unecessary enquiries.

Step 5
While we’re sorting your searches and enquiries, you need to arrange your mortgage and property survey.

Step 6
When searches and enquiries have come back and you have your mortgage offer, we will collate everything into a final report.

Step 7
You will sign the contract and we will discuss an exchange date for the contracts to be exchanged.

Step 8 
We’ll let you know when you will need to transfer your deposit/ balance for the property and we will agree a moving date with you and the seller, this is your ‘completion date’.

Step 9
We will requiest your mortgage funds from your lender.

Step 10
If your property is in a chain (where a number of buyers and sellers are connected and dependent on each other for purchases to go through), and the rest of the chain is ready, you should have your building insurance in place and we will exchange contracts on your behalf.

Step 11 
Once exchanged, you are legally bound to purchase the propery on the agreed completion date.

Step 12
Your mortgage lender will send the mortgage funds to us and on the completion date, we will forward the funds to the seller’s conveyancer.

Step 13
When the funds are received, the keys to your first home will be release.

Step 14
You are now a homeowner!
